Raspberry Falls HOA The Raspberry Falls Homeowners Association had a special meeting open to the community on Sept. 30 to select a new landscaping contractor. The current contract with Advantage Landscaping ends this year. The board solicited bids from six landscaping companies and narowed them down to three for consideration: Advantage Landscaping, Blake Landscapes, and Shenandoah Landscape Services. After considering proposals and receiving presentations from all three, the board unanimously selected Blake Landscapes. There were several key discriminators that set them apart.
Founded in 1951, Blake is a local company based in Leesburg with deep experience and expertise. They have 17 commercial crews with leaders having an average tenure of 15 years, and they have a certified horticulturalist and arborist on staff. Blake understands how to keep communities with mature landscaping looking great as evidenced by their award-winning maintenance of the River Creek community for 19 years. The company’s close proximity allows for better monitoring of the community and responding to urgent concerns such as snow removal and weed and pest control. Moreover, they have a keen understanding of our karst geology and the importance of a targeted approach to use of chemicals and fertilizer.
While Blake was not the least expensive option, they did present the most compelling case for best value for money. After source selection, the board thoroughly reviewed the neighborhood budget and was unable to identify savings from other line items to offset the increase in landscaping costs. As such, the board unanimously agreed to increase monthly assessments from $192.00 to $205 – the first increase in more than 10 years.
Our beautiful landscaping is critical to maintaining/increasing our property values. It is our largest and most expensive investment and must be protected. Maintenance is much less costly than replacement.

By now, all homeowners should have received a “call for candidates notice” dated Sept. 23, 2019 via U.S. Mail.
